Terms of service.

1. Your booking                                                                      

You must be at least 21 years old when you book your accommodation. When we issue our written confirmation to you we enter into a contract with you, the party leader, which is subject to these Term and Conditions. The party leader will assume responsibility for the whole party and the compliance with these rules of all party members. The owners have the right to refuse any booking prior to the issue of our written confirmation. If we do this we will advise you in writing and promptly refund any money you have paid us. When your confirmation is received, the details must be checked fully and if anything is incorrect you must advise us immediately. You may not add to the party size stated on your booking form without prior consent from the owners. The accommodation is booked strictly on the basis that it is used for holiday / temporary accommodation only, a booking requirement of a minimum of 2 nights and there is no right to remain on the property after the expiration of the rental period.

2. Paying for your accommodation

A deposit of 30% of the booking price is payable at the time of booking. Bookings can only be regarded as firm when the full deposit has been received and written confirmation issued. The balance of the booking cost must be received by us no later than 6 weeks before your arrival date we will remind you! If the balance of payment is not received by the stated date, the dates may be marketed again and the deposit forfeited. If you book less than 6 weeks before the arrival date, payment of the total cost, is due straight away. We accept payment by BACS, cash or cheque. Please note we do not accept card payments at present.

​3. Cancellation of booking by you*

If you need to cancel your booking you must contact the owners as soon as possible in writing. The booking deposit is non-refundable, however we will make every effort to re-let the property once formal cancellation has been received and if we are able to re-let at the same price the balance will be refunded to you. Refunds are made at the discretion of the owners. We appreciate that unforeseen circumstances may occur but would advise you take the precautionary measure of insuring against this within your normal travel insurance.

*During these difficult days of the global pandemic, should your trip become untenable due to Coronavirus related issues, we will refund any prepayments in full and there will be no penalty costs incurred.

4. Changing the date of a booking

 Please contact the owners if you need to change the date of your booking. This will be managed at the owner’s discretion and may incur some additional costs. However, if the new dates are chargeable at the same price, it is highly likely that a straight swap will be initiated.

5. Cancellation of booking by us

In the unlikely event of us needing to cancel your booking we will provide a full refund of the rental paid.

6. Advertising

The Owners have taken every care to ensure the accuracy of property descriptions. However, changes to the details may be necessary from time to time and the Owners reserve the right to make any changes without notice. Where changes are fundamental to a booking, notification will be made in writing by text or email.

​7. During your stay

​You can arrive at your accommodation after 2pm on the start date of your booking and you must vacate the property by 11:00am on the last day. These rules are not always hard and fast and depend primarily on booking preceding and following your stay. If you do wish to arrive earlier or leave later, please ask us. We will do our best to accommodate you.

The Owners are entitled to refuse to hand over to you or to repossess the accommodation if they reasonably believe that any damage is likely to be caused by you or your party and can repossess the accommodation if damage has been caused. You cannot allow more people than you have booked to stay in the accommodation without previous agreement with the Owners. The properties are entirely non-smoking although ash trays can be provided if you wish to smoke outside – please ask. The use of the properties includes Council Tax, electricity, heating, bed linen and towels, soap and toilet roll, use of digital colour TV, and wi-fi broadband. Towels and bed linen supplied are strictly for use within the Cottages and must not be removed.

 8. Pets

We enjoy meeting the different needs of all our guests by offering pet-friendly accommodation. For this to work for everyone, we have a Pets Code of Conduct.

We can accommodate a maximum of two well behaved, friendly dogs in the cottage and only one very small dog in each of the stables. Guests must let us know they are bringing their dog at the time of booking. We take a small charge of £10 per pet.

Blisworth and the surrounding countryside has many lovely walks for your dog and is well equipped with bins for dog waste. Please do clear up after your dog and use bins appropriately. We have our own lovely dog, Herbert the Labradoodle, who is very popular with both our human and canine guests, so we are well placed to offer advice on great dog walks, vets and so on if needed.

When booking, guests are required to accept our Terms & Conditions, including the Pets Code of Conduct. This enable us to ensure we keep our cottages in excellent condition for all guests.

Pets Code of Conduct:

·         We ask that you control and keep sight of your dog in the outside areas (as well as inside, obviously!). The gardens are secure and we are happy for dogs to use them but cannot guarantee that they won’t escape!

·         The surrounding fields are often used for grazing sheep and lambs. Dogs must be kept on a lead when walking through the fields if they are occupied by livestock.

·         We ask that you do not allow your dog on the furniture or in bedrooms. An additional cleaning fee will be incurred should there be evidence of pets having been on beds or furniture.

·         Pets must be booked and paid for in advance.

·         Dogs are not allowed to be left unattended in any cottage unless they are happy to rest in their own cage brought from home and are unlikely to bark and disturb other guests. If we are at home and available, we will be happy to let them out in the garden for you.

·         We regret that dogs known to bark excessively are not permitted.

·         Please use the tap located on the left hand side of the stables to wash off muddy dogs and please provide your own towels to dry off your dog before entering the cottage. Guest towels must not be used on pets.

·         Please clean up after your pet, including whilst in the cottage area and the surrounding fields.

·         Any damage caused by dogs to furniture, bed linen etc will incur a commensurate replacement or cleaning fee.

·         Please obey the Countryside Code whilst enjoying the area with your dog. Keep your dog under close control at all times for their own safety as well as the comfort of others.

9. Noise

​The accommodation is situated within the boundary of the owner’s home and there are neighbours within close proximity. We therefore have a zero-tolerance policy on late-night noise. 

10. Breakages and damage to property​

You are responsible to the Owner for the actual costs of any breakage or damage in or to the accommodation, along with any additional costs that may result, which are caused by you or your party. You may be billed for breakages and actual cost of any repairs. Any damage must be reported immediately to the owners and you should never use any chemical, including stain devils on any fabrics. No repairs of any kind to the property or contents must be attempted by you or your party.

Breakages, lost, damaged or stolen items will be paid for in full. You should report any deficiency which you notice on arrival and any which occurs during your stay. You may be liable to pay the replacement cost of the item broken, lost or damaged. There will be a £50 administration charge, if the item is stolen or the cottages have been misused.

11. Accidents, injury and personal property

The Owners shall have no liability to you for the death or personal injury to you or any member of your party and it is your responsibility to make your children aware of potential dangers and to supervise them at all times. It is also your responsibility to ensure the safe storage of cleaning materials, particularly in the presence of children. You are expected to take all reasonable care of the cottages, including ensuring that they are fully secured when leaving them. No windows should be left open and all locks must be secure. No liability to you is accepted in respect of damage to or loss of belongings.

12. Parking

There is ample parking and care must be taken when driving on site due to other pedestrians and children, we also ask you to be considerate to other guests when arriving back at the cottages late at night. You will be issued with a fob for the electronic gate which is only required to enter. Please keep this safe, there is a £50 charge if the fob is lost. Though we take every care to ensure the security of the parking area, vehicles are left at the owners' risk. Vehicles should be kept locked and any valuables out of sight. Please park neatly on the left-hand side of the drive if possible although it is fine to park closer to your cottage when unloading.

13. Cleaning on departure

You agree to keep the accommodation clean and tidy as found. Please ensure furniture is moved back to original positions. Bins should be emptied into wheelie bins and recycling placed in the appropriate containers. Failure to meet this standard will result in a cleaning charge against your deposit.

14. Problems & Complaints

If you are not entirely satisfied with the accommodation, you must contact the Owners immediately, and every effort will be made to resolve the problem. The Owner will not consider claims for problems notified to them after the hire period has ended.

15. Privacy Notice

When providing your name, phone number, address or email address, to process an enquiry or booking with Grafton Cottages, you agree that we can hold these personal details for up to five years for the purpose of communicating or processing any transactions necessary for your enquiry or booking/s. Your information will be held securely and will not be shared with any third parties.

​If you do not consent to your information being held please do make this clear to us either before or during your visit.​
